Class E to Class C3 Article 4 Direction Consultation

In conjunction with Whaleback Planning & Design (@whaleback.ltd) we contributed to the Brighton & Hove City Council (@brightonandhovecitycouncil), consultation on the proposed Article 4 Direction to remove Class E permitted development rights in the city, which would come into force in February 2023. We have raised concerns about the proposed Article 4 as we feel it goes well beyond the Government’s new NPPF policy and guidance on Article 4 Directions, which has raised the bar for justifying the adoption of such Directions. We hope that the council will take on board our concerns and we look forward to the publishing of the response to the consultation.

The figures are in for our recently completed development, Montefiore Road in Hove.  This mixed use property was sourced, designed and developed by Target Five for our longstanding investor. Planning was granted to convert the premises into a residential C3 dwelling.

We have recently converted the building into 3 separate apartments:⠀⠀⠀

COMPLETED DEVELOPMENT – CENTRAL BRIGHTON

Development Overview:
Formerly a Vape shop with ancillary floors above and a basement.⠀We have created a 7 bed, 5 en-suites and 2 off-suite, holiday let. Keeping an element of the ground floor commercial unit, which has also had full refurbishment, ready for the tenants we have already secured to move in to.

We and our JV partner @cseeinvestments (check out her Youtube channel documenting this project in full), are little biased but we are in love with this property? What do you think?
