“Discussing the West Buildings pay out and potential pipeline projects with Tina Wenham” #repost @leocrowdfunding

This week, the team here at LEOcrowdfunding sat down with Tina Wenham from Target Five and discussing everything about the recent pay out for West Buildings, Worthing and what potential projects TargetFive have coming up in 2022.

Target Five work with many clients on a consultancy basis, providing expertise that covers every aspect of the investment cycle and access to their network.

Tina, a Director of Target Five, has over 20 years of experience in property. She has worked on over 2000 transactions, including land sales with national PLC developers, as well as being responsible for bringing two successful raises to the platform, one of which has now paid out.

 I was delighted to “win” the Property Entrepreneur Board Strategy Day. A lovely reassuringly heavy glass award that means even more due to the quality of the people and presentations I was “up against”.

The reason I put the “win” and “up against” as I do is that these terms are not really representative of the situation. So actually nothing is won yet, this was validation of a solid start to the year. Also the wonderful thing about the PE Board @propertyentrepreneur_ is that we work together, competition is almost conspicuous by its absence!

So why am I pleased then? Aside from the little ego tickle I am pleased because I feel in great shape for the year, surrounded by a great team at T5 and SPP, as well as UKPA and with a great group at PE at all levels. I am also pleased because I know a lot of work has been done already to get where we are, work that will come in valuable this year and next.

This is because it is not the plan, but the process of planning that is important. No plan survives contact with the enemy, but the work that has gone into the plan allows you to quickly make another, know already all the variables/ situation.

Back in September 2020, we forged a new working partnership with LEOcrowdfunding Ltd, who assisted us in showcasing our 35 West Buildings, Worthing project on their crowdfunding platform, to raise the funds to complete the purchase and renovation of the property.

This was Target Five’s first step in crowdfunding but with the expertise of LEOcrowdfunding we were able to raise all of the funds required to complete our vision for the property.  27 investors also believed in our vision and our experience.

The property is a late Victorian mixed-use property in the centre of Worthing. Worthing Council had identified this parade as ‘strategically important’ to attract investment & potential grants. 

We immediately recognised the potential of the building. The key to this was the large flexible spaces & 35 West Buildings had that in spades – thanks to its large footprint, significant square footage & access from the front & rear. There was also a shortage of good quality professional sharer accommodation in Worthing. Our design was based on an urban/industrial theme, creating a 6-bed HMO, with en-suites, an open plan kitchen/living/working space, all designed with our residents’ wellbeing & home working in mind. We also renovated the commercial unit, which stood empty & unkempt for some time.

The property was also featured as finalists at this year’s Property Investor Awards under the categories HMO Property Investor Of The Year & Co-living Deal Of The Year.

Today we are excited to announce that our LEOcrowdfunding investors have successfully had their investments returned with 14.56% ROI over 12 months.  We would like to express our thanks and appreciation to all investors who joined us on this journey and to LEOcrowdfunding for assisting us along the way.

It’s out penultimate day in the office before we break for Christmas, so we thought we would share some of our highlights of 2021, there have been so many! we have done our best to squeeze them into 60 seconds. ⠀

2021 has been a year of expansion for T5, we have had more projects than ever under development at any one time. We have completed a new build development, alongside a number of mixed use/commercial conversion properties this year and our first carbon neutral CLT modular new build is underway. A number of land development opportunities have also been agreed. ⠀

Target Five this year as well as expanding, we have diversified our locations, build type, creating high end and unique coliving homes, adapting these designs at every development to match the needs and trend requirements of our residents. ⠀

We have forged a strong Network Partnership with @ukpa_official (UK Property Angels), with Andy as one of the main speakers at the inaugural UKPA Conference recently (UKPA Negotiators from across the country, sharing activity on commercial to residential conversion and how this can positively impact supported accommodation for vulnerable people.⠀

This year Target Five have received recognition by winning a number of industry awards, which would not be achievable if we did not have such a dedicated, committed and hard working team, loyal contractors and network of advisors.⠀

We have a healthy pipeline of properties that are currently in planning, which consist of some of our biggest projects to date, which will hopefully kickstart a very busy and huge 2022 for us. We have new recruits joining the T5 team in 2022, as well as forging new Network Partnerships, exciting times ahead and we can’t wait to share it all with you.⠀

It was great to see some familiar faces and some new ones today at our first Investor Access Day. ⠀

Tina took our guests on a whistle stop tour of some of our live development sites in the center of Brighton to see our current projects in action.

Followed by a presentation delivered by Andy and the T5 team which included our exclusive Investment Opportunities currently available.⠀

It was an honour and pleasure to be one of the main speakers at the inaugural UKPA Conference recently (UKPA Negotiators from across the country, sharing activity on ?????????? ?? ??????????? conversion and how this can positively impact ????????? ????????????? ??? ?????????? ??????.)

I was privileged to be invited to join the excellent speakers Ranjan Bhattacharya, Simon Zutshi, Robert McPhun, Ritchie Clapson and Suzi Carter. The event was meticulously organized, but more than that it was inspiring. It was inspiring to see such a deeply competent and engaged audience, all themselves successful and established property professionals. It was also inspiring to see the cohesive message and spirit of cooperation amongst the speakers and UKPA Advisors.

The @ukpa_official team is a strong one and further augmented by a board of advisors with unrivaled competence and experience. I love seeing something special happening and I really feel that is what I am seeing with the UKPA journey. My only advice to those considering it is to get on board!
