This mixed use property, consists of a commercial unit on the ground floor, which was recently used as a cafe with a 2 bed maisonette above.⠀⠀⠀⠀
We have converted the maisonette from a 2 bed, 1.5 bathroom, to a 3 bed with 2.5 bathrooms. By repurposing the kitchen to a bedroom with a separate open plan kitchen/living space.⠀⠀

Development Overview:
Formerly a Vape shop with ancillary floors above and a basement.⠀We have created a 7 bed, 5 en-suites and 2 off-suite, holiday let. Keeping an element of the ground floor commercial unit, which has also had full refurbishment, ready for the tenants we have already secured to move in to.

This mixed use property was sourced, designed and developed by Target Five for our longstanding investor. Planning was granted to convert the premises into a residential C3 dwelling.

We have recently converted the building into 3 separate apartments;⠀⠀⠀

– 2 bed apartment on the ground floor with a garden⠀⠀⠀⠀

– 1 bed apartment, first floor to the rear⠀⠀⠀⠀

– 3 bed HMO occupying part of the first and second floors. ⠀

Works were completed to a high specification via our trusted contractors @propertycontractorsltd, thanks to Colin and his team. ⠀

Located on the Brighton & Hove border in an extremely desirable residential location, with excellent bus routes, access to St Ann’s Wells Park and within a short walk from Brighton Station via Seven Dials, this area is considered an A class location for our selection criteria.

The tenant demand for this area is working professionals. Since the property went to the rental market a few days ago via our partner company @proletsuk, interest is sky high and we hope to secure residents within the next week or two!

A couple of weeks ago we shared our completed renovation; Bayford Road, Littlehampton. Here’s how we got there!⠀ ⠀

The period terraced property was originally 5 bed, spread over 3 floors, which needed to be totally gutted. In doing so we were lucky enough to uncover exposed brickwork to all chimney breasts and brickwork to the hallway, incorporating this into the design theme for feature walls.

We have created an 8 bed HMO with 7 bathrooms, designed for professional sharers. ⠀

We have done it, finally! our George Street project is over the line. Following numerous challenges and design changes, which caused a few delays.

Originally our plan was to convert this mixed use property, which was once a former banking hall, with x2 commercial units and residential above, to x2 commercial units with 4 studio apartments above. This changed midway through to creating x2 twodio apartments and x2 1 bed apartments.

We chose a monochrome interior design theme, which again was adapted to incorporate a splash of yellow to liven the rooms up. We have also used black brick slips, which have a strip light that doubles up as a bedside reading light as well as highlighting the feature wall and wallpaper.

The property is now available to let to professional sharers via our partners @proletsuk.

We started our Bayford Road project in February, which has been completed in the past couple of weeks, after a few little delays.

Our friends @nichecom_uk have sent over the professional pics, which look fab!  The property is now on the rental market with our partner company @proletsuk, with 3 rooms snapped up on the first day of viewings!

The property is owned by a returning investor client of ours, who has opted for an interior design similar to our Bloomsbury Place project and has chosen this particular colour scheme, in keeping with the period property and features.

The project had approximately a 4 week delay due to Covid infections and delays in services set up.

Target Five’s partnership new build development with Chesterman Homes, has now completed!

Arundel Road, Angmering, Littlehampton. Chesterman Homes secured this off market development opportunity on an option.

The development of x2 4 bed semi-detached houses began in March 2020 but as soon as it started it, construction stopped due to the Covid-19 pandemic. Works restarted in June 2020.

These impressive homes are situated in the picturesque village of Angmering, with easy access to the village centre. The bright and spacious accommodation comprises living room, family room being the width of the house leading onto the garden, consisting of open plan kitchen/dining room with utility room and a separate wc. Upstairs, there are four bedrooms with en-suite shower room to the master bedroom and a family bathroom. Our West Buildings, Worthing, Development is now complete! and we are excited to be able to share with you the final finish throughout.

West Buildings, is a late Victorian mixed-use property in the centre of Worthing, adjacent to the seafront. the building was doing nothing for the local community and economy! Our plan was to be a part of a bustling parade of shops and flats, providing accommodation for professionals, and a shop for locals.

This project has been a joy to deliver, it was our first Crowd Funded Project, with the support and guidance of the fantastic team @leocrowdfunding, who helped us to achieve 100% funding, which has driven us on to develop further Crowd Funded investment opportunities.

Our design was based on an urban/industrial theme, creating a 6 bed HMO, all with en-suite shower rooms, with an open plan kitchen/living/working space, all designed with our residents wellbeing and home working in mind . As works progressed we were blessed with finding some amazing original features that we were able to keep such as the original flint stone wall. Such a rare find, following our Party Wall Surveyor’s report we have found out that our building is part of an infill construction and these walls were originally the external walls of the adjoining building. Along with unmasking some fabulous bare brick chimneys, all adding to our design theme.

The property is now on the open market for let with our partner company Sussex Property Partnership and since going live only a day or so ago, we have received a lot of viewing requests, fingers crossed for a quick let. The next challenge is re-valuation, we will of course keep you up to date with how this progresses.

1 year and 5 months later and we have finished!! This property has been a real labour of love for our investor and the Target Five team. Being a listed building we wanted to keep the interior design sympathetic to its origin but still maintain a modern feel for our residents, we are really proud of the completed property.

An added bonus was that the property let with our sister company Sussex Property Partnership within a few days! achieving £1836pcm.
